The Renascent Group, LLC seeks properties that meet the following criteria:


  • Class B/C properties in A/B submarkets
  • 25-75 units built after 1975 but before 2005
  • Unit breakdown of 40% or more of 2 BR units
  • Last renovation (if any) was done in or before 2000
  • Has deferred maintenance and/or low rents relative to market
  • Min. Acquisition cap rate of 7+ on TTM.
  • Property must cashflow at acquisition. No modeled rent increases year 1.
  • Well served by transit (bus, rail, etc.)
  • Good primary/secondary school systems
  • Near university or hospital, employers
